Is There A Limit To How Many Times I Can Renew The Greek Golden Visa?

No, there's no cap. As long as you maintain the qualifying investment and meet the basic renewal requirements, you can renew the Greek Golden Visa indefinitely, five years at a time, for as long as you want to hold it.

What Renewal Actually Requires

Every five years, your permit comes up for renewal. Keeping it active isn't complicated: you need to still own the qualifying investment (the property, fund shares, bonds, or whatever route you originally used), maintain valid health insurance for yourself and any included family members, and have no public order or security issues on record. There's no reassessment of your original eligibility, no new investment threshold to meet, and no cap on the total number of renewal cycles.

If you bought your property at €400,000 under the rules in place when you applied, you're not required to top up to a higher threshold later even if the program's minimums increase for new applicants. You're locked into the terms you originally qualified under, as long as you keep renewing on schedule.

No Minimum Stay, Even Across Renewals

One of the more unusual things about the Greek program compared to other European residency-by-investment schemes is that there's no minimum stay requirement to maintain the permit, at any renewal, ever. You could hold the visa for fifteen, twenty, thirty years and never have spent more than your original biometrics visit in the country, as long as the investment stays in place. Renewal is entirely about the investment, not your physical presence.

What Could Actually End Your Renewal Streak

Nothing about the passage of time caps you out, but a few things can interrupt renewal:

Selling the qualifying property without replacing it with another eligible investment breaks your renewal eligibility. You're allowed to sell, but you need to either already own another qualifying investment or purchase one before the sale to avoid a gap in status.

Letting your health insurance lapse, or failing to have valid coverage at the time of renewal, will hold up the process.

Violating property-use rules, most notably running your Golden Visa property as a short-term rental, can trigger permit revocation entirely, independent of the renewal cycle.

What This Means Long-Term

Practically speaking, most holders treat the Golden Visa as a permanent arrangement rather than a temporary five-year commitment. It's designed that way. Renew it as many times as you want, hold it for the rest of your life if that's the plan, and it converts into a genuinely permanent European foothold rather than something with a countdown attached.

The seven-year citizenship track exists as a separate, optional path if you ever want to go further, but there's no requirement to pursue it, and no penalty for simply renewing indefinitely instead.

Which Greek Visa Is Right for You?

Greece offers several visa pathways depending on your goals and circumstances. Here is a quick breakdown to help you find the right fit.

Digital Nomad Visa - Designed for remote workers and freelancers who earn income outside of Greece. If you work online and want to live in Greece for an extended period, this is your pathway.

FIP Visa - The Financially Independent Person visa is for those who can demonstrate a stable passive income from abroad, such as pensions, investments, or rental income, without needing to work in Greece.

Golden Visa - Greece's residency by investment program. If you are purchasing property or making a qualifying investment in Greece, the Golden Visa grants you residency and freedom of movement across the Schengen Area.

Greek Citizenship -  If you have Greek heritage or a Greek parent or grandparent, you may be eligible to reclaim Greek citizenship and a Greek passport rather than applying for a visa. Visit our Greek Citizenship page to learn more.
